Description & Requirements

As a key leader within the Central Subletting Team, this role supports the Head of Sub-contracting in managing all aspects of subcontractor engagement and commercial activities. The Manager ensures the implementation of effective subletting strategies, robust contract management, and alignment with project delivery objectives—contributing to the overall commercial success of our Building projects.

Responsibilities:

  • Support the Head of Sub-contracting in formulating and executing subletting strategies across multiple construction projects;
  • Lead the assessment, selection, and negotiation of subcontractor packages in close coordination with project teams;
  • Draft, review, and manage subletting contracts, ensuring compliance with legal standards and project-specific requirements;
  • Monitor subcontractor performance, manage contract variations and claims, and assist in resolving disputes efficiently;
  • Analyze cost data, market trends, and subcontractor performance metrics to drive commercial optimization;
  • Contribute to budgeting and forecasting activities related to subletting scopes across the project portfolio;
  • Collaborate with internal departments—including Procurement, Legal, and Project Management—to ensure seamless execution of subletting activities;
  • Build and maintain strong working relationships with subcontractors and vendors to support long-term partnerships;
  • Provide strategic insights and recommendations to enhance subletting efficiency, cost-effectiveness, and risk mitigation.

Requirements:

  • Degree or Diploma in Quantity Surveying or Construction, preferably with MRICS or HKIS professional qualification;
  • Minimum of 15 years’ relevant experience, ideally within contractor;
  • At least 3 years of supervisory experience, with a proven track record of independently managing a team of quantity surveyors;
  • Experience with Design and Build and/or NEC contracts is highly desirable;
  • Strong commercial and contractual acumen;
  • Excellent communication and problem-solving skills;
  • Strong command of written and spoken Cantonese, English, and Mandarin is essential;
  • Candidates with less experience may be considered for the position of Managing Quantity Surveyor.
